Every home begins by listening.
We listen to the client, to the site, and to the home as it begins to take shape. The process is collaborative from the start. You bring your ideas, routines, hopes, and questions. We bring experience, drawings, and a careful way of seeing. Together, we begin to understand what the house wants to become.

Schematic Design
20% of total service
This is the beginning of the conversation. We listen closely to how you live and what you imagine for the home. We also study the site: its light, views, trees, slopes, and surroundings. Early floor plans and site studies help the first ideas take shape.

Design Development
20% of total service
The ideas become more defined. We begin to study the house in section, elevation, material, and proportion. The floor plan starts to rise into form. This is where the voice of the home becomes clearer.

Construction Documents
40% of total service
The design is translated into detailed architectural drawings. These drawings guide the builder and may include plans, sections, elevations, electrical layouts, finishes, schedules, interior elevations, and architectural details. Even in this technical phase, the drawings continue to carry the intent, rhythm, and poetry of the house.

Bidding & Negotiation
5% of total service
We help you connect with builders who understand the project. This phase helps clarify cost, fit, and approach while protecting the intent of the design.

Construction Administration
15% of total service
We remain involved as the home is built. We meet weekly with you and the builder, and visit the site twice each week. Our role is to listen, clarify, answer questions, and help carry the design intent through construction.

The process is structured, but it is also human. At every phase, we are listening: to you, to the land, and to the quiet voice of the house. Each drawing, meeting, and site visit is part of bringing that voice into form.
